The Garden Room Studio is a large (5m x 6m, 17’ x 19’), lower ground floor room with a separate, compact shower room + toilet. The Studio opens on to a small, private west facing courtyard with a table and chairs.

The facilities comprise
• the kitchen area, which is equipped with a 1.5 bowl sink unit, combination microwave, 2 ring ceramic hob, toaster, kettle, standard size fridge with ice-box (extra freezer space is available in the laundry), extractor fan, all necessary crockery, cutlery, glassware, kitchenware, utensils, linens and cleaning materials. A welcome pack of fresh milk, teabags, coffee, sugar and biscuits provided.
• WiFi
• Smart TV, with Netflix provided (bring your own Amazon and BBC iPlayer logins)
• DVD player – bring your own DVDs
• Dining table and chairs
• Superking bed (180cm x 200cm/6’ x 6’6”) which can be separated into 2 3’ singles
• Bed linen, towels and basic toiletries are provided

• bicycle storage in the garage

Access to the Garden Studio from the sloping drive is virtually step-free. There are 3 small steps all less than 4 inches high – at the keycoded back gate, at the external and internal sides of the garage door. From the integral garage you proceed into the lower ground floor lobby and then straight into the self-contained Garden Studio. The laundry is also on that level adjacent to the Studio ‘front door’.

Please be advised there is a Ring Floodlight and Security Camera overlooking the driveway to provide safe night-time access to the keycoded back gate
